Introducing a Truly Unique Listing - 179 Bradley Lane, Lextington, Kentucky

This is a very unique new listing.  It is 6.67 acres located within the urban service area of Lexington.  The farm is at the end of Bradley Lane, almost across the street from Masterson Park- a city park with lots of riding areas, multiple dressage rings, a hunter ring, cross country courses, dog park, soccer complex, and a great place to unwind.  The farm has heavily treed boundaries and feels like you are in the country- yet you are only 4 miles from the corner of Main and Broadway!

Fayette County now has 40 acre minimum acreage sizes.  There are some 10 acre farms in Fayette County that grandfathered in about 20 years ago.  Under current Fayette County rules you are not allowed to build more than one house per 40 acres.  There are virtually no farms that are 6.67 acres.  The land is zoned R-1C, which is a minimum lot size 8,000 square feet, so you could build a lot more houses, or just a guest house or two.  Also unique to the property is sewer is on the property already which virtually no other farm in Fayette County has access to let alone already in place!

This is a lovely 1974 brick ranch on a walk-out basement that has been remodeled.  All of the interior walls in the kitchen, living room and dining room have been removed so there is a large great room as the main living area.  The bathrooms have been remodeled, there are gorgeous hard wood floors throughout the first level, a separate utility/mud room on the first floor, and a second kitchen and family room in the basement. The current owners were in the tree business so there is a tradition forced air (gas) heating and cooling system, but also a wood burning stove sufficient to heat the whole house.

The 6.67 acres has gently rolling land, a tobacco barn, a detached 2 car garage, an equipment barn, nice trees, open space and a small creek at the back of the farm.  This is a very unique offering in a private setting but very close to everything!
